The Landlord app is where UK landlords manage rental properties, tenancies, income and expenses, and get that data ready for HMRC's Making Tax Digital for Income Tax (ITSA). A companion mobile app covers the same properties on the go.
Key concepts
- Properties, units, and tenancies — each property can have one or more lettable units, and a tenancy links a tenant to a unit for a period, with its rent terms.
- Co-ownership — if a property is owned jointly, income and expenses can be split between the owners' own legal entities rather than booked entirely against one person — useful for couples or joint investors filing separately.
- Certificates — safety and compliance documents (e.g. gas safety, EPC) are tracked per property so you can see what's current and what's due for renewal.
- ITSA prefill — property income and expenses recorded here feed directly into Making Tax Digital for Income Tax quarterly updates, so you're not re-entering the same figures for HMRC.

Add it from the Properties area with its address and, if it has more than one lettable space, its individual units.
…add a tenant and tenancy?
From a property, add the tenant's details and set up the tenancy — rent amount, frequency, and start (and end, once known) dates.

Rent and property-related expenses post against the property the same way transactions do elsewhere in ac-co.ai — connected bank transactions can be categorized straight to a property, or entered manually.
…split income with a co-owner?
Set up the co-ownership split on the property so income and expenses divide automatically between the owners' legal entities according to their ownership share.

Each property has its own profit & loss view, so you can see how an individual property is performing, not just your portfolio as a whole.
